Here are the conditions on our loans:

Loan term: Our mortgage investments are typically of a short term nature ranging from 6 months to 24 months.

Loan amount: Between $100,000 and $25,000,000

Repayment: Repayment of loans is generally on an interest-only basis. In instances where the security does not generate 

sufficient cash flow to service the debt, an interest reserve may be required.

Requirements: While loans are considered on a case-by-case basis, the principal elements that are considered are:

  • Attributes of the asset (location, quality, etc.)
  • Income-generating ability, now or in the future
  • Financial strength, credit history and track record of the borrower/guarantors
  • Clear exit strategy

Fees: Our fees for traditional loans will depend on the project, and the borrower, however for construction type loans the fees are generally 3-4% of the loan amount.
